23 Contracts Signed

Twenty-three contracts were signed last week in Manhattan at $4 million and above. A shortened President’s Day week registered 8 fewer deals than the previous week. Condos outsold co-ops, 14-6, and 3 townhouses were in the mix.

Stat Geek Alert: The 10-year President’s Day-week average is 25 contracts signed.

The No. 1 contract was PH at 3 East 95th Street, asking $19.5 million. It has been on and off the market for years, starting as high as $34 million in 2014 and cycling through 3 brokerage firms. This duplex penthouse condo has 7,140 square feet including 4 bedrooms and 4.5 bathrooms. It is in the Carhart Mansion, an 88-foot-wide, 7-story limestone house that was turned into a 4-unit condo in 2004. The lower level has 12-foot ceilings and a 41-foot sunken living room with a fireplace; the living room is flanked by a terrace and a loggia. A formal dining room and a master bedroom also have fireplaces. The upper level features a 30-foot library with a fireplace and office; a terrace wraps the entire upper floor. The unit also has a roof terrace. Monthly common charges and taxes total $39,951. Amenities include a fulltime doorman. The seller is Tamara Mellon, founder of Jimmy Choo shoes, who paid $20 million in 2008.

The No. 2 contract was 83W at 217 West 57th Street, a sponsor apartment asking $17,088,000. The unit refers to the 83rd floor but is really the 53rd floor. The building has 98 stories, but the sponsor inflated the floor numbers for marketing purposes. The condo has 3,073 square feet including 3 bedrooms and 3.5 bathrooms. It has nearly 12-foot ceilings and dramatic north, west, and south views of the skyline and Central Park. It is in Central Park Tower, a 1,550-foot-tall skyscraper with 179 units that started marketing in 2018 as the world’s tallest residential building. Over 50,000 square feet of amenities include indoor and outdoor pools, a fitness center, a children’s playroom, and a club room on the 100th floor (which is actually the 68th floor) includes a ballroom, bar, dining facilities, and a cigar lounge. The buyer is from California.
