18 Contracts Signed

Eighteen contracts were signed last week at $4 million and above, 12 fewer than the previous week, a total that reversed a 2-week surge in sales. Condos outsold co-ops, 12-5, with 1 townhouse in the mix. Volume was an anemic $119, 624,500.

The No. 1 contract was 10A at 250 West Street, asking $12.25 million; it was listed a month ago. The condo has 4,105 square feet including 4 bedrooms and 4.5 bathrooms. A kitchen opens onto a corner great room with high ceilings and 7 arched windows overlooking the Hudson River. A master bedroom also faces the river. The seller purchased the apartment from the sponsor for $7,127,750 in 2013. Amenities include a doorman, fitness center, 61-foot indoor lap pool, and children’s playroom, plus a 5,000-square-foot roof terrace.

The No. 2 contract was the 5th floor at 817 Fifth Avenue, asking $11.995 million, reduced from $12.5 million when it was listed in the beginning of September. This full-floor prewar condo overlooks Fifth Avenue, and has 3,800 square feet including 4 bedrooms, 4 bathrooms, an office, staff room, and laundry. It needs a complete renovation, and is being sold with a set of renovation plans. The seller purchased the unit for $9,999,900 in October 2020. The building has a doorman and resident manager but no other amenities.
