27 Contracts Signed

Twenty-seven contracts were signed last week in Manhattan at $4 million and above, two more than the previous week. Condos outsold co-ops, 16-10, and 1 townhouse was in the mix.

The No. 1 contract was a tie between 2 condos---a Penthouse in Greenwich Village and a large apartment at 200 Amsterdam---both asking $21.5 million.

PH2 at 160 West 12th Street is a duplex condo with 3,905 square feet including 3 bedrooms, a library, 3.5 bathrooms, a terrace, and floor-to-ceiling casement windows. Downstairs is a living room/dining room, eat-in kitchen, and a powder room. Upstairs is a library and 3 bedrooms. The master suite and library open onto a 1,081-square-foot terrace. The unit is in The Greenwich Lane, a 5-building complex comprised of 193 condos and 5 townhouses. Amenities include a concierge, doorman, parking, fitness center, a 25-meter swimming pool, golf simulator, garden, residents’ lounge, and children’s playroom. The seller paid $16,376,715 in December 2016.

The other No. 1 was 37A at 200 Amsterdam Avenue. This sponsor unit has 5,453 square feet including 5 bedrooms and 5.5 bathrooms. A large entertaining space opens onto a 116-foot-long terrace overlooking Central Park. The unit has 10-foot ceilings and spectacular views in all directions. 200 Amsterdam is a new condo with 112 units on 52 floors and closings have started. Amenities include a concierge, fitness center, a 75-foot saline pool, children’s playroom, private dining room, and resident’s lounge, plus a pet-grooming room.

The No. 2 contract was 14C at 115 Central Park West, asking $18.25 million; it was listed on November 1. The co-op has a 30-foot living room, library, and master suite with a solarium overlooking Central Park. It also features a 23-foot eat-in-kitchen and a 28-foot formal dining room. The unit is in very good condition. The building is known as The Majestic; its amenities include doormen, updated fitness center, a children''s playroom, a rooftop solarium with a herb garden and terrace overlooking Central Park, a courtyard garden, and on-site management.
