New York’s Mets and Yankees are heading into the playoffs, but the Manhattan luxury real estate market is still looking to roll up impressive statistics of its own. After a so-so September, the start of October was about as exciting as a routine base hit in the first inning. Only 13 contracts were signed last week at $4 million and above.

The No. 1 contract was Apartment M10 at 150 Charles Street, asking $15.5 million, reduced from $16.85 million when it went on the market in June. This triplex maisonette condo has 5,612 square feet including 4 bedrooms and 4.5 bathrooms. The unit features a living room with 19-foot ceilings and a fireplace, plus a 458-square-foot garden. When the building opened for sale in February 2013, the unit was sold off of floorplans for $12,500,000. The developer Witkoff allowed the buyer to assign the contract on M10, earning what is likely a handsome profit for the contract-holder. 150 Charles has completed most of its construction and closings started in the summer.

The No. 2 contract was 11C at 1125 Park Avenue, asking $8,995,000. This 9-room co-op sold within days of listing. The corner unit has 3 bedrooms, a library, and an eat-in kitchen, and was renovated after being purchased in December 2005 for $5.3 million.
