31 Contracts Signed

Thirty-one contracts were signed last week in Manhattan at $4 million and above, 6 more than the previous week. Condos outsold co-ops, 21-7, and 3 condops were in the mix.

Stat Geek Alert: It was the largest weekly total since May 9-15, 2022 when 39 contracts were signed. Total volume was a robust $272,220,990. And for the second week in a row, a co-op took the top spot.

The No. 1 contract was the 27th floor at 150 Central Park South, asking $30 million; it sold in less than 2 weeks. The Hampshire House co-op has approximately 6,500 square feet including 7 bedrooms, 5 bathrooms, and 2 powder rooms. A dramatic 36’ x 20’ great room with 18-foot ceilings features three 15-foot, arched doors that open onto a 46-foot terrace overlooking Central Park. Monthly maintenance is $31,895. It is being sold by the estate of the late hedge-fund titan Julian H. Robertson Jr. who founded Tiger Management and died at the age of 90 in August. Amenities include doormen, concierge, bell captain, laundry service, safety deposit boxes, a health club, and daily housekeeping for an additional charge.

The No. 2 contract was PH77A at 30 Park Place, asking $19.75 million, reduced from $21.75 million when it was listed in June (the seller paid $18,429,688 in early 2017). The condo has 3,951 square feet including 4 bedrooms, 4.5 bathrooms, 12-foot ceilings, and 2 small terraces that total 93 square feet each. A corner 31-foot living room opens onto an 18-foot formal dining room—all with panoramic north, east, and west views of the city including the Hudson and East Rivers. 30 Park Place is an 80-story limestone building designed by Robert A.M. Stern; it has a Four Seasons Hotel and above it are 22 floors with 157 condos. Amenities include a fitness center, 75-foot swimming pool, children’s playroom, and a private dining room.
