The best time to sell a home is during the first month. Buyers and brokers are eager to see brand new listings. After 6-8 weeks, however, the home starts to become shop worn, and showings greatly decrease. So your best bet to sell is in the initial phase of marketing.

Effects of Overpricing

Pricing a home correctly from the start is key. If you overprice a home, perhaps in an attempt to test the market, your initial rush of buyers will see an overpriced home and may be reluctant to bid. By the time the price is adjusted to be competitive, the buyer pool has greatly diminished. It then takes longer to sell the home, generally resulting in a lower sale price.
